    Getting into your first home at Eight Mile Plains is more achievable than many buyers assume. Between the Australian Government 5% Deposit Scheme, Queensland's transfer duty concessions, and a $30,000 grant for new builds, the upfront cost barrier is meaningfully lower than it was three years ago.


    Eight Mile Plains sits about 14 kilometres south of the CBD at the southern terminus of the South East Busway, with direct Pacific Motorway access and Brisbane Technology Park providing a substantial local employment base. At 15,326 residents it's one of the larger southside suburbs, with a housing mix of established detached homes and newer townhouse developments.     The Australian Government 5% Deposit Scheme

    Under the Australian Government 5% Deposit Scheme, renamed from the First Home Guarantee in October 2025, eligible first home buyers can purchase with just a 5% deposit and pay no Lenders Mortgage Insurance. The Brisbane property price cap was lifted to $1,000,000 from October 2025, income limits were removed, and place caps were abolished, so there's no longer a rush to secure a place before the annual allocation runs out. The LMI saving on a property near the cap can run into tens of thousands of dollars. Locking in your pre-approval early matters here, because well-priced stock close to the busway moves quickly.

    Queensland transfer duty in Eight Mile Plains

    An established home valued under $700,000 attracts zero transfer duty under the First Home Concession, with a partial concession on a sliding scale between $700,001 and $799,999. A brand-new home or vacant land under a contract dated from 1 May 2025 attracts a full exemption with no price cap. The maximum saving reaches $24,525.     If your purchase is a brand-new build or a substantially renovated home valued under $750,000, you may also be eligible for the Queensland First Home Owner Grant of $30,000. The 2026-27 Queensland State Budget confirmed the $30,000 amount continues for eligible contracts signed from 1 July 2026 onwards, replacing the previously legislated reversion to $15,000.

    Temporary visa holders can access Australian home loans, though the lender pool is narrower and LVR limits are usually tighter. Note that from 1 August 2026, Queensland's transfer duty home and first home concessions are limited to Australian citizens, permanent residents and specified foreign retirees, so temporary visa holders should budget for full duty.
