Can I get a Brisbane home loan on a temporary visa?
Yes. Temporary visa holders can access Australian home loans, but the lender pool is narrower and LVR limits are usually tighter than for citizens and permanent residents.
This is one of the areas where comparing across 50+ lenders changes the outcome most, because policy on visa subclasses varies substantially from one lender to the next.
Your visa determines which lenders will consider you
Some lenders will assess a broad range of temporary visa subclasses, others restrict to a short approved list, and a few decline temporary residents outright.
The same applicant, with the same income and the same deposit, can be approved by one lender and declined by another purely on visa policy. We identify the lenders whose policy fits your visa before anything is submitted, so you are not collecting declines on your credit file while you work it out.
Deposit expectations for visa holders
Temporary visa holders should generally expect to contribute a larger deposit than a citizen or permanent resident would for the same purchase. Lenders mortgage insurance treatment also differs. We confirm the specific LVR ceiling with the lender before you sign a contract, so your deposit position is settled rather than assumed.
FIRB approval when buying in Brisbane
If you are a temporary resident, you may need Foreign Investment Review Board approval before you can buy Australian residential property.
This is administered through the Australian Taxation Office and sits separately from your finance approval. We flag the requirement early so it does not derail your contract timeline, and we work alongside your conveyancer on the sequencing.
Moving from a temporary visa to permanent residency
If your permanent residency is close, it is usually worth modelling both scenarios before you commit. Waiting can open a wider lender panel, a smaller deposit requirement and sharper pricing.

What first home buyer grants can Indian families in Brisbane access?
Eligibility for the federal and Queensland first home buyer schemes depends on your residency status and your buying history, not your background.
If you are an Australian citizen or permanent resident buying your first home in Brisbane, you have access to the same schemes as anybody else, and the upfront cost barrier is meaningfully lower than it was three years ago. Here is what is currently available and how it applies.
The First Home Guarantee - purchase with a 5% deposit
Under the federal First Home Guarantee, eligible first home buyers can purchase with just a 5% deposit and pay no Lenders Mortgage Insurance. The Brisbane property price cap was lifted to $1,000,000 from October 2025, income limits were removed, and place caps were abolished.
Eligible buyers no longer need to rush to secure a place before the financial year allocation runs out. The LMI saving on a property near the cap can run into tens of thousands of dollars. Locking in your pre-approval early still matters, because well-priced listings in the popular Southside suburbs attract competitive interest.
Queensland transfer duty
Queensland's first home transfer duty framework is currently among the most generous in the country. If you are buying an established home valued under $700,000, the First Home Concession reduces your transfer duty to zero.
A partial concession applies on a sliding scale between $700,001 and $799,999. If you are buying or building a brand-new home, contracts dated from 1 May 2025 onwards attract a full transfer duty exemption with no price cap. The maximum saving under the concession can reach $24,525 depending on your purchase price.
The $30,000 First Home Owner Grant
If your Brisbane purchase is a brand-new build or a substantially renovated home valued under $750,000, you may also be eligible for the Queensland First Home Owner Grant of $30,000. This applies to contracts signed before 30 June 2026. After that date, the grant is currently legislated to revert to $15,000.
Family gifted deposits and guarantors
Many Indian families fund a first home deposit with a contribution from parents. Lenders treat a gift and a loan very differently, and most will want a signed statement confirming the money is a non-repayable gift.
A parent can also act as guarantor using equity in their own property, which can remove the need for LMI entirely. Both structures are common and both need to be set up correctly from the outset, because unwinding them later is difficult.
What can you actually borrow?
Borrowing capacity is determined by your income, your existing debts and commitments, your living expenses, and which lender's serviceability calculator is applied to your file.

Can self-employed Indian business owners get a home loan?

These income types do not always fit neatly into standard bank assessment models. Here is how our self-employed home loan service approaches it.
How lenders assess self-employed income
A salaried borrower submits two payslips and a recent tax return, and most lenders are satisfied. A self-employed borrower faces a deeper assessment: typically two years of personal and business tax returns, business financial statements, and evidence that the income is stable and projectable forward.
The complication is that different lenders apply meaningfully different rules to the same set of financials, and some treat self-employed income considerably more favourably than others. Our brokers know which of our 50+ lenders will give you the strongest borrowing capacity for your specific structure, and how to present the application so the income that should count actually counts.
Low doc loans as an alternative pathway
If you have been self-employed for less than two full years, or your tax returns do not represent your current trading position, which is common in a growing business, a low doc loan may suit better.
Low doc lending accepts alternative income evidence such as BAS statements, an accountant's declaration or business bank statements in place of full tax returns. Genuine low doc products are offered by a relatively small number of lenders, and pricing varies meaningfully between them.
Variable income and multiple income streams
We regularly work with Brisbane borrowers on commission income, contractors, transport operators paid per job, and households running two or three income sources at once.
The right outcome usually comes down to choosing the lender whose serviceability methodology favours your particular income mix, which only matters if you are comparing across enough lenders to have a real choice.
Overseas income and assets held in India
If part of your income arrives from overseas, or you hold property or assets in India, lender treatment varies widely. Some lenders will recognise foreign income with the right documentation, others will disregard it entirely.

Past credit issues
An old default, judgement or credit impairment does not automatically rule you out. Specialist and non-bank lenders on our panel assess past credit events case by case, taking into account the age of the event, the amount, and the underlying reason.
