UPSIZING HOME LOANS BRISBANE SOUTHSIDE

More room for the family, without the sale and purchase colliding.

Upsizing is a timing problem as much as a lending one. We model selling first, buying first and keeping your current home as an investment, then structure the finance around whichever stacks up.

Our Story.

Led by Gundeep Virk, a seasoned banking professional with over 15 years of experience in various roles including home loans, unsecured loans, agri-banking, and branch leadership, Evergreen Loan Solutions is dedicated to providing personalised financial solutions.

Our team take the time to listen and tailor our services to you, providing expert guidance every step of the way.

1. Your equity worked out properly.

We calculate your usable equity against current market value, so you know your real budget for the next home before you start looking.

2. Keep or sell, modelled both ways.

If keeping your current place and renting it out works better than selling, we will show you, and structure the servicing so lenders agree.

3. Bridging when the timing is tight.

Where the right home appears before yours has sold, bridging finance lets you secure it without a subject-to-sale clause.

Let us research 50+ banks & lenders to find the right solution for you.

We work with Australia’s leading banks and non-bank lenders including ANZ, Bank of Queensland Suncorp, AMP, Macquarie Bankwest and many more, giving you more options, better rates, and loans tailored to your exact needs. No bias, just what works best for you.

How our Brisbane Southside mortgage broker helps

Why do Brisbane Southside families upsize through Evergreen?

Upsizing on the Southside often means moving for a school catchment such as Mansfield State High, a bigger block in Wishart or Kuraby, or a newer home in Rochedale. Competition for those homes is steady, so the finance needs to be ready first.

The hardest part is rarely the approval, it is the sequencing. We compare 50+ lenders so the structure follows what suits your family, and manage the lender through to settlement.

FAQs

  • Should I sell first or buy first?

Either can work. Selling first gives you certainty on your budget but may mean renting or rushing to find the next home. Buying first lets you secure the right property but means carrying two loans for a time, often with bridging finance. It depends on your equity, income and how quickly homes like yours sell. We model both before you list or make an offer.

  • Can I keep my current home as an investment?

Often, yes. Keeping your current home and renting it out can build wealth, and lenders will count part of the rent. But they assess both loans together, so your borrowing capacity for the new home may drop. Tax rules also change once it becomes an investment. We check the numbers, and suggest speaking with your accountant, before you commit.

  • How much equity do I need to upsize?

Enough to cover the deposit and purchase costs on the next home, ideally keeping the new loan at or below 80% of its value to avoid Lenders Mortgage Insurance. Your equity is your home's current value minus your loan balance, less selling costs. We work out your usable equity from a realistic sale price. See tips on upsizing from a unit to a house.

  • What happens to my existing home loan?

It can be paid out from the sale proceeds, refinanced, or with some lenders moved to the new property through loan portability, which can avoid discharge and new loan fees. If you are on a fixed rate, breaking it may trigger a break cost. We compare the options so you do not pay unnecessary costs when you move.

  • How much stamp duty will I pay when upsizing?

Queensland transfer duty is based on the purchase price, and you can usually claim the home concession rate if you will live in the property. The amount rises with the price, so upsizing often means a significant duty bill. We include duty, legal fees and moving costs in your budget so your deposit covers the full cost of the move.

  • Will lenders count the sale of my current home?

Yes, if your home is sold or under contract. If you are buying first, lenders may use an estimated sale price to calculate your end debt, usually with a buffer. A realistic estimate based on recent nearby sales helps avoid a shortfall. We check how each lender treats an unsold home before you make an offer.
