CONSTRUCTION LOANS BRISBANE SOUTHSIDE

Finance that follows your build, stage by stage.

A construction loan releases funds in progress payments as the build moves through fixed stages, and you pay interest only on what has been drawn. We set it up so the money arrives when the builder needs it.

How our Brisbane Southside mortgage broker helps

Why do Brisbane Southside owners build through Evergreen?

The Southside has every kind of build: new homes in Rochedale's master-planned estates, knock-down rebuilds and extensions on the larger blocks of Kuraby and Mount Gravatt, and renovation projects in Moorooka and Holland Park.

Construction policy differs between lenders on contingencies, builder requirements and how the finished home is valued. We compare 50+ lenders so the loan suits the project, not the other way around.

FAQs

  • How is a construction loan different from a standard home loan?

A construction loan releases money in stages, called progress payments, as the build reaches milestones such as slab, frame and lock-up, instead of paying one lump sum. You generally pay interest only on the amount drawn so far, which keeps repayments lower during the build. Once complete, it converts to a standard home loan. Learn more about construction loans.

  • What do I need before applying?

Lenders generally want a fixed-price building contract with a licensed builder, council-approved plans and specifications, and details of the land, before giving formal approval. Most also require builder's insurance. You can start much earlier though, as we can work out your borrowing capacity and pre-approval while you choose a builder, so you know your budget before you sign anything.

  • Can I use a construction loan for a granny flat?

Yes. A construction loan is usually the most efficient way to fund a secondary dwelling, with money released in stages as the builder completes each part. Some lenders will count the projected rent to support your borrowing. Council approvals and rules on who can live in a secondary dwelling vary, so confirm these before signing the building contract.

  • Can I fund a renovation without a construction loan?

For smaller cosmetic work, a top-up or redraw on your existing loan is often simpler and faster. Structural work, extensions or anything needing council approval usually needs a construction loan, because lenders want to control payments to the builder. Choosing the wrong option can delay the job by months, so we look at the scope before recommending one.

  • Can I get the First Home Owner Grant when I build?

Yes, if you are an eligible first home buyer building a new home valued under $750,000, including the land. The $30,000 Queensland grant has been funded for eligible contracts signed from 1 July 2026. Eligible first home buyers also pay no transfer duty on vacant land bought to build their first home. We check each condition before you sign.

  • What happens if my build goes over budget?

Lenders approve the loan based on the fixed-price contract, so cost overruns or variations usually need to be paid from your own funds or approved as extra lending. That is why we recommend keeping a buffer and checking variations before agreeing to them. If extra funds are needed, we can approach the lender for an increase, subject to a new valuation.
