How our Brisbane Southside mortgage broker helps

Why do Brisbane Southside business owners use Evergreen?

Business owners are everywhere on the Southside, from Brisbane Technology Park and the Sunnybank retail precinct to the industrial estates of Rocklea, Archerfield and Coopers Plains. Standard bank models rarely fit how they are paid.

Two lenders can reach opposite decisions on the same company financials. Gundeep can talk through yours in English, Punjabi or Hindi and tell you what is achievable before you make an offer.

FAQs

  • How do lenders assess income held in a company or trust?

Some lenders count only the wages and distributions paid to you, while others also consider profit retained in the company or trust. That difference can change your borrowing capacity substantially. Some also add back items like depreciation. We find a lender whose method suits your structure. Read about home loans for business owners.

  • Do business debts reduce what I can borrow for a home?

They can. Some lenders count business loans, equipment finance and personal guarantees against you, even where the business makes the repayments. Others set them aside if the business clearly services them. This policy difference can significantly change how much you can borrow. We check how each lender treats your business debts before lodging.

  • What documents will I need?

Usually two years of personal and business tax returns, financial statements and notices of assessment, plus bank statements and ID. If your returns are not up to date or do not reflect current trading, low doc options may accept BAS, business bank statements or an accountant's declaration. We tell you exactly what your chosen lender requires.

  • How is this different from a self-employed home loan?

The principles are the same, but company and trust structures add layers. A sole trader is assessed on their own tax return, while a company or trust needs a lender willing to look through the structure at the business's profit. Choosing the right lender often makes the biggest difference. We review your structure before recommending one.

  • Can my company or trust buy the property?

Yes, some lenders lend to companies and trusts to buy residential property, usually with directors' guarantees. It can have tax and asset protection benefits but also costs, such as different stamp duty and land tax treatment. Speak with your accountant about the structure, and we will find a lender that accepts it.

  • Will lenders accept my accountant's figures?

Most lenders rely on lodged tax returns and financial statements, but some low doc lenders accept an accountant's declaration of income. The accountant usually needs to be registered and independent. This can help when your returns are behind. We explain which lenders accept it and how it affects your rate.
