PROPERTY DEVELOPMENT LOANS BRISBANE SOUTHSIDE

Development finance built around your feasibility.

A property development loan funds the land, the build and the costs in between, with money released as the project reaches each stage. We present your feasibility so lenders see a project that stacks up.

Our Story.

Led by Gundeep Virk, a seasoned banking professional with over 15 years of experience in various roles including home loans, unsecured loans, agri-banking, and branch leadership, Evergreen Loan Solutions is dedicated to providing personalised financial solutions.

Our team take the time to listen and tailor our services to you, providing expert guidance every step of the way.

1. Subdivisions, duplexes and townhouses.

A two-lot split, a duplex and a multi-unit project are assessed very differently. We match the size and type of your project to lenders who fund it.

2. Feasibility tested before you commit.

Lenders look closely at costs, end values, contingency and your exit. We pressure-test the numbers before you buy the site or sign the builder.

3. Staged funding and a planned exit.

Drawdowns are matched to construction stages, and the plan to sell or refinance on completion is settled before the first payment is made.

Let us research 50+ banks & lenders to find the right solution for you.

We work with Australia’s leading banks and non-bank lenders including ANZ, Bank of Queensland Suncorp, AMP, Macquarie Bankwest and many more, giving you more options, better rates, and loans tailored to your exact needs. No bias, just what works best for you.

How our Brisbane Southside mortgage broker helps

Why do Brisbane Southside developers use Evergreen?

Development lending sits between residential and commercial policy, and where your project falls changes the deposit, the rate and the paperwork. Smaller projects can often be funded on residential terms, while larger ones are generally assessed as commercial lending.

We compare 50+ lenders, including non-bank and specialist lenders. Gundeep Virk brings 15+ years in banking and finance and has seen lending from the bank's side, so he knows what a credit team will ask of your project.

FAQs

  • How is a development loan different from a construction loan?

A construction loan generally funds a single home for you to live in or rent. A development loan funds a project built for profit, such as a subdivision, duplex or several townhouses, and is assessed on the feasibility of the whole project, including costs and expected sale values. Smaller projects like a duplex can sometimes use standard lending. Read about dual occupancy loans.

  • How much deposit or equity do I need?

It depends on the lender, the size of the project and your experience. Lenders generally lend a percentage of total project costs or the expected end value, whichever is lower, and you fund the rest with cash or equity. First-time developers usually need more of their own funds. We work out the numbers with you early.

  • Do I need pre-sales?

Sometimes. Larger projects often need a level of pre-sales before the lender releases funds, to show there is demand. Smaller projects and some non-bank lenders may not require them, though pricing can be higher. The requirement depends on the project size and lender. We tell you what to expect before you buy the site.

  • What will a lender want to see?

Usually development approval, a fixed-price building contract, a feasibility study showing costs and expected sale values, and details of your experience and your builder's. Lenders also want to see your contribution and exit plan. We tell you what is missing before you apply, so your application is not held up.

  • Can I develop my own property with a standard loan?

For small projects, such as building a second dwelling or a duplex, some lenders offer standard construction loans rather than development finance. These are usually cheaper. Larger subdivisions or multi-unit projects need commercial development finance. We look at your plans and recommend the right type of lending.

  • How long does development finance approval take?

Usually several weeks, because lenders need valuations, feasibility reviews and legal documents. Complex projects take longer. Having your development approval, builder's contract and feasibility ready helps. We coordinate with the lender, valuer and your team so the project stays on schedule.
