For many essential workers, penalties and overtime are a real part of take-home pay. We choose a lender that assesses them fairly.

3. Schemes checked alongside.

First home buyers may also qualify for the 5% Deposit Scheme and Queensland's transfer duty concession. We check and combine what you are eligible for.

Let us research 50+ banks & lenders to find the right solution for you.

How our Brisbane Southside mortgage broker helps

Why do Brisbane Southside essential workers use Evergreen?

Teachers, police, paramedics, firefighters and defence members live and work right across the Southside. Two lenders can reach different borrowing limits for the same person, purely on how each treats overtime and allowances.

We compare 50+ lenders, explain your options without jargon, and manage the lender through to settlement. Most of the process runs by phone, video call and email, so it fits around your roster.

FAQs

  • Do essential workers get better home loan terms?

Some lenders offer concessions to eligible occupations, such as police, paramedics, firefighters, nurses and teachers. These may include discounted fees, rate discounts or lower Lenders Mortgage Insurance, and the lists differ between lenders. We check which apply to your role. Read about home loans for essential workers.

  • Will lenders count my shift penalties and overtime?

Many will, though policy varies. Some discount shift allowances and overtime heavily, while others assess them close to face value where there is a consistent history, often six to twelve months. For essential workers who rely on penalty rates, choosing the right lender can noticeably increase how much you can borrow.

  • Can I use government schemes as well?

Yes, where you are eligible. First home buyers may use the Australian Government 5% Deposit Scheme, which has a $1,000,000 price cap in Brisbane, plus Queensland transfer duty concessions and the First Home Owner Grant on new homes. We check every scheme and grant you may qualify for alongside standard lending.

  • Does a transfer or new posting affect my application?

Not necessarily. Many lenders understand that transfers and postings are part of essential services careers and will look at your employment history with the same employer. A new posting during the application may need a letter from your employer. We choose a lender whose policy on employment continuity reflects how your career works.

  • Can I borrow on probation in a new role?

Often, yes. Some lenders accept applicants on probation if you have worked in the same industry before or have a permanent contract. Others prefer you to finish probation first. For essential workers changing employers within the same field, this is usually manageable. We find a lender whose policy fits.

  • How much deposit do essential workers need?

It depends on the lender and any scheme you use. Eligible first home buyers can buy with 5% through the 5% Deposit Scheme with no LMI, and some lenders reduce LMI costs for eligible occupations. Without these, a 20% deposit avoids LMI. We show you the lowest-cost path for your situation.
