BRIDGING LOANS BRISBANE SOUTHSIDE
Secure the next home before this one sells.
Bridging finance is a short-term facility, typically six to twelve months, that funds your next purchase while your current home is on the market. We model the numbers before you commit.

Our team take the time to listen and tailor our services to you, providing expert guidance every step of the way.
1. Peak debt modelled first.
The key figure is your total debt across both properties during the bridge, and whether your income comfortably services it. We work that out up front.
2. A stronger offer, no sale clause.
Buying without a subject-to-sale condition strengthens your negotiating position, which matters in tightly held suburbs where the right home rarely comes up.
3. A realistic sale timeframe.
We build the bridge around how long your home is likely to take to sell, not a best-case guess.
Let us research 50+ banks & lenders to find the right solution for you.
We work with Australia’s leading banks and non-bank lenders including ANZ, Bank of Queensland Suncorp, AMP, Macquarie Bankwest and many more, giving you more options, better rates, and loans tailored to your exact needs. No bias, just what works best for you.
How our Brisbane Southside mortgage broker helps
Why do Brisbane Southside buyers bridge through Evergreen?
In low-turnover suburbs like Nathan, Robertson and Mansfield, the right home can appear well before yours is sold. A bridge removes the pressure of a contingent sale so you can move when the listing appears.
Bridging policy varies widely between lenders, including how interest is treated during the bridge and how much of your sale price they will count. We compare 50+ lenders to find the structure that fits.

FAQs
How long does a bridging loan run?
Typically six to twelve months, depending on the lender and whether your existing home is already on the market. Buying a home to build on can allow a longer bridge. The term sets how long you have to sell, so we agree a realistic timeframe with you and the lender before you commit. Read about buying before you sell.
Do I make repayments during the bridge?
It depends on the structure. Some lenders capitalise interest, adding it to the loan until your home sells, so you have no extra repayment during the bridge. Others require repayments on the full peak debt throughout. Capitalising helps cash flow but increases the total cost. We match the structure to your cash flow and how long the sale is likely to take.
What happens if my home takes longer to sell?
We plan for a realistic timeframe from the start, based on recent sales in your area. If the sale runs past the bridging term, the lender may extend it, change the interest rate or require repayments to start. Talking to the lender early gives you the most options, so we keep in touch with you and your agent throughout the campaign.
Is bridging finance more expensive?
It can be, because you carry two properties for a period. The cost depends on your peak debt, the interest rate and how long the bridge runs. Some lenders also charge a higher rate during the bridge. Weighed against selling first, renting and moving twice, it is often worth it. We show you the full cost before you commit to either transaction.
How much can I borrow with a bridging loan?
Lenders look at your peak debt, which is your existing loan plus the new purchase and costs, and your end debt once your current home sells. Most want the end debt to fit your income and stay within their lending limits. We work out both figures early using a realistic sale price, so you know what you can offer on the next home.
Should I sell first or buy first?
Selling first gives certainty on your budget but you may need to rent or rush to find the next home. Buying first lets you secure the right property but means carrying two loans for a while. It depends on your equity, income and how quickly homes like yours are selling. We model both before you list or make an offer.
