Our team take the time to listen and tailor our services to you, providing expert guidance every step of the way.

1. Specialist lenders, not just the majors.

Defaults, judgements and past bankruptcy assessed by lenders whose policy actually covers them, weighing the age, the amount and the reason.

2. One application, lodged once.

Every application marks your credit file. We confirm a lender's policy fits before lodging, instead of testing the market with repeat enquiries.

3. A path back to mainstream rates.

Many borrowers refinance to a mainstream lender after 12 to 24 months of clean repayment history. We plan for that from the start.

Let us research 50+ banks & lenders to find the right solution for you.

We work with Australia’s leading banks and non-bank lenders including ANZ, Bank of Queensland Suncorp, AMP, Macquarie Bankwest and many more, giving you more options, better rates, and loans tailored to your exact needs. No bias, just what works best for you.

How our Brisbane Southside mortgage broker helps

Why do Brisbane Southside borrowers with past credit issues use Evergreen?

Credit policy is where lenders differ most: paid versus unpaid defaults, how old a listing is and what caused it. Options often exist that the major banks would decline outright.

You get a straight answer either way. Where the answer today is no, we tell you what would change it and when to come back. No pressure and no jargon, in English, Punjabi or Hindi.

FAQs

  • Can I get a home loan with a default on my file?

Often, yes. Lenders differ on paid and unpaid defaults, the amount, who the default is with and how long ago it was listed. Some specialist lenders accept recent or unpaid defaults with a larger deposit. The answer depends on which lender sees your file, so we check your credit report first. Read about home loans with defaults on your credit file.

  • How soon after bankruptcy can I borrow?

It depends on the lender and how long ago you were discharged. Some specialist lenders will consider an application soon after discharge, usually with a larger deposit and higher rate, while major banks often want several years. A clean credit history since discharge helps a lot. We look at your situation and find lenders that will consider it.

  • Will I pay a higher rate?

Usually at first, as specialist lenders price for risk. The rate depends on how serious and how recent the credit issues are, and your deposit. With 12 to 24 months of on-time repayments, refinancing to a mainstream lender at a lower rate is often possible. We plan that pathway with you from the start.

  • What if I have already been declined?

We look at why it happened and whether another lender on our panel assesses that circumstance differently, before anything else is lodged. Each extra application adds an enquiry to your credit file, so applying randomly can make things worse. Often the issue is the lender's policy, not you. We find a lender whose rules fit your situation.

  • How can I improve my credit score before applying?

Pay all bills and loans on time, reduce or close unused credit card limits, avoid new credit applications, and check your credit report for errors. Paying a default does not remove it, but lenders view paid defaults more favourably. Even a few months of clean history helps. We can review your credit report and tell you what will make the biggest difference.

  • Can I get a loan after a debt agreement?

Yes, some specialist lenders will consider borrowers who are in or have completed a Part IX debt agreement, usually with a larger deposit. A completed agreement and a clean record since then help. Rates may be higher at first. We find lenders that consider debt agreements and explain the likely costs.
