1. LMI waivers for eligible professions.

A handful of lenders waive Lenders Mortgage Insurance for eligible doctors, dentists and other registered professionals, which changes the deposit maths considerably.

2. Shift, overtime and locum income counted.

Penalties, overtime, agency and contract income are treated very differently from lender to lender. We place your loan where they count.

3. Built around rosters and rotations.

Most of the process runs by phone, video call and email, so it fits around your shifts, and the lending will not need unwinding when your placement changes.

Let us research 50+ banks & lenders to find the right solution for you.

We work with Australia’s leading banks and non-bank lenders including ANZ, Bank of Queensland Suncorp, AMP, Macquarie Bankwest and many more, giving you more options, better rates, and loans tailored to your exact needs. No bias, just what works best for you.

FAQs

  • Which healthcare professions can get an LMI waiver?

Eligibility varies by lender, but commonly includes doctors, specialists, dentists and some other registered health professionals, with some lenders adding pharmacists, physiotherapists or vets. Most waivers apply to borrowing up to 85% to 90% of the property's value. Nurses are not usually included, though other options exist. Read about home loans for nurses.

  • Will lenders count my overtime and shift penalties?

Many will. Some lenders discount overtime and penalty rates heavily, while others assess them close to face value where you have a consistent history, often six to twelve months. For healthcare workers with regular shift work, this can make a big difference to borrowing capacity. We choose a lender whose policy suits how you are paid.

  • I work on contract or through an agency. Can I still borrow?

Often, yes. Policy on contract, casual, agency and locum income varies widely. Some lenders want a long history, while others accept a shorter period if you have worked in the same field. Your payslips, contracts and tax returns all help. We choose a lender whose rules suit how you are paid, rather than applying to a bank likely to decline.

  • What documents will I need?

Usually proof of your professional registration, such as AHPRA, recent payslips or contracts, your latest tax return if you work as a contractor, bank statements and standard identification. Lenders offering LMI waivers often ask for registration details specifically. We confirm exactly what your chosen lender requires before anything is lodged, so the application is not held up.

  • Can nurses get special home loan deals?

Some lenders offer discounted fees or rates for nurses and other healthcare workers, though LMI waivers are usually limited to doctors and some other registered professionals. Nurses may still buy with a 5% deposit through the Australian Government 5% Deposit Scheme if eligible. We compare the options so you get the best overall result.

  • Can I borrow while on a training contract or rotation?

Often, yes. Lenders understand that hospital training, rotations and fixed-term contracts are normal in healthcare. Many will look at your career history and registration rather than just the contract end date. We find a lender whose policy reflects how healthcare careers work.
