Our team take the time to listen and tailor our services to you, providing expert guidance every step of the way.

1. An honest answer, not a sales pitch.

We compare your rate and structure against what 50+ lenders are offering borrowers like you right now, and tell you plainly if staying put is the better call.

2. Switching costs counted first.

Discharge fees, registration fees and any valuation or LMI are weighed against the saving, so the number you see is the number you actually keep.

3. Equity put to work.

Refinancing is also the moment to release equity for a renovation, a deposit on your next property or to clear higher-interest debt.

Let us research 50+ banks & lenders to find the right solution for you.

We work with Australia’s leading banks and non-bank lenders including ANZ, Bank of Queensland Suncorp, AMP, Macquarie Bankwest and many more, giving you more options, better rates, and loans tailored to your exact needs. No bias, just what works best for you.

How our Brisbane Southside mortgage broker helps

Why do Brisbane Southside home owners refinance through Evergreen?

Many home owners in suburbs like Mansfield, Wishart and Mount Gravatt hold more equity than they realise. That can open up sharper rates reserved for borrowers at 80% LVR or below, even if you started with a 10% deposit.

Gundeep Virk brings 15+ years in banking and finance, so he knows how a lender will read your file. After settlement we review your loan periodically so your rate does not quietly drift out of the market.

FAQs

  • How do I know if refinancing is worth it?

Refinancing is usually worth checking when your rate sits well above what comparable lenders offer new customers, your fixed term is ending, or you want to release equity. On a $700,000 loan, a 0.5% rate gap is roughly $3,500 a year in extra interest. We weigh that saving against discharge, registration and any break costs before recommending a move. See when to refinance your home loan.

  • How much equity do I need to refinance?

Most lenders look for at least 20% equity, meaning a loan of 80% or less of the property's value, to refinance without paying Lenders Mortgage Insurance again. You can refinance with less equity, but LMI may apply and fewer lenders will compete for your loan. We check your current loan-to-value ratio against an up-to-date valuation before suggesting any pathway.

  • What does it cost to refinance?

The usual costs are a discharge fee from your current lender, government registration fees for the new mortgage and, sometimes, a valuation or application fee. Breaking a fixed rate early can add a break cost, which is often the biggest number. Evergreen charges no fee for standard residential refinances, as we are paid by the lender on settlement, and we show you the full cost upfront.

  • Can I refinance to fund a renovation?

Often, yes. Smaller cosmetic work is usually funded with a top-up or by redrawing extra repayments, while structural work or an extension usually needs a construction loan that releases money in stages as the builder invoices. The right option depends on the size of the job and your equity, and choosing the wrong one can cause delays. We explain which suits before you commit.

  • How long does refinancing take?

A straightforward refinance usually takes two to four weeks from application to settlement. The new lender needs to approve the loan and value the property, and your current lender then processes the discharge, which is often the slowest step. Having your payslips, statements and current loan details ready speeds things up, and we keep track of each stage so nothing stalls.

  • Will refinancing affect my credit score?

An application adds a credit enquiry to your file, which can lower your score slightly for a short time. That is why we compare lenders and check your situation against their policy before lodging anything, so you avoid multiple applications. Making your repayments on time after you switch has a far bigger long-term effect on your credit file than a single enquiry.
